Signs You Need a Roof Replacement

It’s easy to take your roof for granted until you start running into issues. From leaks and drafts to missing shingles and mystery stains, there are several warning signs to look for that indicate it’s time for a new roof.

If your shingles are curling, your roof looks patchy, or moss has moved in like it pays rent—it might be time to swap spells for a full roof replacement. Here’s how to know when the fix-it phase is over and a new roof should be on the table.

1. Curled or Cupped Shingles

Take a look at the edges of your shingles. Are they starting to curl up or look cupped? This usually means your roof has been exposed to sun, wind, and moisture for a long time. Over time, this affects how your shingles handle water. When water isn’t moved away from your home, it can lead to leaks and intrusion under your roof.

What it means: Your shingles are nearing the end of their life. It may be time to consider a roof replacement.

2. Bald Spots Where Granules Are Missing

Asphalt shingles have a gritty surface made of protective granules. These granules help your roof reflect UV rays and resist wear and tear. But if you start seeing bald spots or granules collecting in your gutters, it’s a sign that your shingles are deteriorating.

Don’t ignore it. Granule loss weakens your roof’s protective barrier and makes it more vulnerable to the elements.

3. Cracked or Missing Shingles

Cracked shingles? Shingles missing entirely? Not good.

These issues expose the underlayment and decking beneath, leaving your home vulnerable to water damage. You might not notice a problem right away, but the next big storm could push things past the tipping point.

If your roof is already missing pieces, it’s not doing its job. A professional inspection from a roofing company (like Roof Wizards) can tell you whether a quick repair will cut it or if it’s time for a full replacement.

4. Your Roof Is 20+ Years Old

Age matters. Most asphalt roofs last about 20 to 25 years. After that, even if it looks fine from the ground, your roof could be one storm away from failing.

Still have your original roof from when you bought the home? Not sure how old it is? An inspection will help determine if your roof is aging out and needs attention.

5. Discoloration and Staining

Not all roof problems are structural. Some are visual. Dark streaks, patchy discoloration, and unexplained stains can all indicate moisture problems or mold growth under the shingles.

It might not seem urgent at first glance, but these subtle signs often hint at water intrusion or poor ventilation.

And where there’s trapped moisture? Damage is never far behind.

6. Moss, Algae, or Plant Growth

A little greenery on your roof is a big red flag.

Moss traps moisture. And when moisture sits, it holds the most moisture against the surface, leading to rot, warping, mold, and expenses. If your roof has visible plant life, you need to act fast.

In many cases, extensive moss growth means the underlayment has already started to weaken, making a new roof the best long-term solution.
