Flat Roof Replacement
Flat Roof Replacement in New Jersey, Pennsylvania & Delaware
Flat and low-slope roofs take more abuse than a pitched roof because water has nowhere to run unless the roof is built to move it. Roof Wizards replaces residential and commercial flat roofs with clean, tight, drainage-first systems.
Family-owned GAF Master Elite Serving New Jersey, Pennsylvania and Delaware
Do you need a flat roof replacement?
Repairs only go so far. When leaks keep coming back, water ponds for days, or the surface is blistering and cracking, replacement is usually the better investment. We inspect the membrane, seams, flashing, drainage and decking first, then explain what we find and recommend the right approach before any work begins.
Homes & low-slope sections
Residential flat roofs
Flat and low-slope roofs are common on rowhomes, twins, additions, porches, sunrooms, garages and modern-style homes. They take more abuse than a pitched roof because water has nowhere to run unless the roof is built to move it.
We replace residential flat roofs with clean, tight systems that protect your ceilings and keep your home comfortable. Every job includes a full tear-off assessment, new flashing at walls and parapets, and a drainage plan so water doesn't pond.
- Rowhomes and twins with shared walls and parapets
- Rear additions, porch roofs and sunrooms
- Detached garages and carports
- Low-slope sections tied into shingle roofs

Built around your schedule
Commercial flat roofs
For property owners, managers and businesses, a roof failure means interrupted operations, damaged inventory and unhappy tenants. We plan commercial replacements around your schedule to keep disruption to a minimum.
Our commercial systems are designed for the size, use and drainage needs of the building, from single-tenant retail to multi-unit and industrial properties.
- Retail, office and mixed-use buildings
- Apartment and multi-family properties
- Warehouses and light industrial
- Churches, schools and community buildings
- Restaurants and buildings with rooftop units (HVAC, exhaust)

The right fit for your building
Flat roof systems we specialize in
We recommend the system that fits your building, budget and how the roof is used, not the one that's easiest for us to install.
TPO (Thermoplastic Polyolefin)
A single-ply white membrane with heat-welded seams that fuse into one continuous sheet. Its reflective surface helps keep buildings cooler in summer and lowers cooling costs.
- Heat-welded seams that are stronger than the membrane itself
- Bright white, energy-efficient surface
- Great for commercial buildings and rowhomes alike
EPDM (Rubber Roofing)
A proven synthetic rubber membrane that stays flexible through hot summers and freezing winters. It is durable, cost-effective and straightforward to maintain and repair over its life.
- Excellent resistance to weather, UV and temperature swings
- Large sheets mean fewer seams
- A long track record on homes and commercial buildings
Modified Bitumen (Rubberized Asphalt)
A multi-layer system of asphalt reinforced with rubber modifiers for strength and flexibility. The layered build-up creates a tough, redundant roof that handles foot traffic and punctures well.
- Multiple layers of protection
- Stands up to foot traffic from service techs and rooftop equipment
- A trusted choice for rowhomes and low-slope sections
Self-Adhering Rubber (Peel-and-Stick)
A rubberized membrane with a factory-applied adhesive backing that bonds directly to the roof, with no torches or open flames on your property. It's a clean, quiet install that's ideal for occupied homes and tight urban spaces.
- No open flame, a safer install near neighbors and occupied buildings
- Fully adhered for strong wind resistance
- Clean, fast installation with minimal odor and disruption

More than a membrane
Complete flat roof systems
The membrane is only as good as what's underneath it. Most flat roof failures come from poor drainage, not bad material. That's why every Roof Wizards replacement is designed as a complete system that moves water off the roof.
- Tapered insulation: Custom-cut boards build a gradual slope into a flat roof, directing water toward drains and scuppers so it can't pond, and adding insulation value that helps lower energy bills.
- Proper drains and scuppers: We install, replace or relocate interior drains, scuppers, gutters and downspouts so water has a clear path off the building.
- Crickets and saddles: Small built-up ridges behind chimneys, rooftop units and along walls that split and redirect water before it can collect.
- Edge metal and coping: Clean, secure perimeter details that protect the roof edge and parapet walls from wind and water.
- Wall and penetration flashing: New flashing at walls, parapets, skylights, vents, pipes and HVAC curbs, the spots where most leaks start.
- Decking repair: Damaged or rotted roof decking is identified and replaced during tear-off so the new roof starts on a solid base.

Common questions
Flat roof replacement questions, answered
How long does a flat roof replacement take?
Most residential flat roofs are completed in 1 to 3 days. Commercial projects vary with size and complexity, and we'll give you a timeline in your proposal.
Which flat roof system is best?
It depends on the building. TPO is great for energy savings, EPDM for durability and value, modified bitumen for heavy foot traffic, and self-adhering rubber for flame-free installs in tight or occupied spaces. We'll recommend the right fit after the assessment.
Why does water pond on my flat roof?
Usually the roof has no built-in slope, sagging decking, or clogged or poorly placed drains. Tapered insulation, crickets and properly located drains solve it.
What is tapered insulation?
Insulation boards cut at a slight angle and laid in a pattern that creates slope on a flat deck, so water flows to drains instead of sitting on the roof.
Can you install a new roof over my existing one?
Sometimes, if there is only one existing layer and it is dry. In most cases a full tear-off is better because it lets us inspect and repair the decking underneath.
Do you work on occupied buildings and businesses?
Yes. We schedule around your operations and keep the work area safe and clean so tenants and customers can carry on.
Do you offer financing?
Yes, we offer financing for all residential projects only.
