Family-owned GAF Master Elite Serving New Jersey, Pennsylvania and Delaware
Do you need a full roof replacement?
Not every leak calls for a new roof. The answer depends on the roof's age and condition, the cause and extent of damage, existing roofing layers, and the condition of the deck beneath them. We inspect first, explain what we find, and recommend a repair when that is the better option.
The first decision
Repair or replace? Start with the cause.
A roof replacement is a significant investment, and plenty of roofs do not need one yet. A roof's age matters, but it is not a verdict on its own. We weigh the material, the spread of damage, previous repairs, and what is happening beneath the shingles.
- Age and materials: Asphalt shingle life varies by product, installation and conditions; localized damage on an otherwise sound roof may be repairable.
- Source of the leak: Stains can come from failed flashing, ice damming or ventilation problems. New shingles alone do not correct those causes.
- Existing layers: Prior overlays change what can be installed and what the estimate must include.
- Roof deck: We discuss possible deck repairs up front, although its full condition is confirmed after tear-off.
If a repair can reliably extend your roof's life, we will say so. Explore our residential roofing services.

A detail that changes the estimate
How many roof layers are already there?
An overlay is not always an option. New Jersey's residential roof-recover code does not permit another roof covering where two or more coverings are already present. Water-soaked or badly deteriorated coverings can also rule out a recover. In those cases, existing material must be removed before the new roof goes on.
That affects tear-off labor, disposal, and the chance to inspect decking that an overlay would hide. We check layers during the inspection and explain the likely scope before the estimate. The applicable code and allowed approach are confirmed for your address and roofing system.

Three states, different requirements
What changes across New Jersey, Pennsylvania and Delaware?
The address determines which registration, contract and permit rules apply. A neighboring property across the state line may follow a different process. We check the project scope and local building office rather than assume every roof needs the same permit.
New Jersey
Home improvement contractor businesses generally must register with the New Jersey Division of Consumer Affairs. For a detached one- or two-family home, replacement of existing roof covering can qualify as ordinary maintenance without a construction permit; structural or other work may follow different rules. We confirm the specific scope before work starts.
See NJ contractor registration guidance and the NJ DCA ordinary-maintenance guide.
Pennsylvania
Under Pennsylvania's Home Improvement Consumer Protection Act, a contractor performing at least $5,000 in home improvements per year must register with the Attorney General. Covered contracts above $500 must be written and include required project, price and cancellation information. Homeowners can verify registration through the state's search tool.
See the PA Attorney General FAQ and registration lookup.
Delaware
For work in New Castle County, permit requirements depend on the scope. The county says replacing a roof covering without repairing or replacing more than 25% of the sheathing does not require a building permit under its cited rule. We check the applicable municipality and scope rather than make a statewide assumption.
Requirements can change, and municipality, occupancy, and structural scope matter. Confirm the current rule with the local building office for your property.
Plan around the real scope
What drives the price of a roof replacement?
A useful estimate explains the work, not just the total. These are the details we review with you before material and warranty choices are made.
Roof size and pitch
Area, steepness and access affect labor, materials and safety planning.
Roof complexity
Valleys, dormers, chimneys, skylights and sidewalls add flashing detail.
Layers and tear-off
Existing coverings determine removal, disposal and deck access.
Deck repairs
The final condition becomes visible after tear-off; the estimate should say how surprises are handled.
Material and warranty
Product lines and eligible warranty tiers have different coverage and costs.
Ventilation details
Existing attic airflow issues should be assessed when planning the new system.

Know what is covered
GAF certification and your warranty options
Roof Wizards is a GAF Master Elite roofing contractor and has received GAF President's Club recognition. The important question for your replacement is which warranty applies to the specific system you select.
A basic GAF shingle-and-accessory limited warranty covers qualifying product defects under its terms. Eligible enhanced warranty options may add coverage for installation or misapplication, but the product mix, contractor qualification, registration and written warranty terms matter. We explain the option included in your proposal before you choose.
Compare the coverage and eligibility on GAF's residential warranty guide. Warranty terms, exclusions and eligibility apply.

Common questions
Roof replacement questions, answered
How do I know if I need a repair or a new roof?
We look at age, condition, the source and extent of damage, existing layers and accessible decking clues. A localized issue on an otherwise sound roof may be repairable. An inspection is the right starting point.
Can new shingles go over my existing roof?
Sometimes, but not when conditions or the applicable code prohibit a roof recover. In New Jersey, a recover is not permitted when a roof already has two or more existing coverings. We count layers and check the roof before proposing an approach.
Will I need a permit for roof replacement?
It depends on the property and the work. New Jersey treats existing roof-covering replacement on detached one- and two-family homes as ordinary maintenance under the state's published guidance, while structural work or other building types may be different. Pennsylvania and Delaware requirements vary by locality and scope. We check the applicable office before work starts.
What can change the final cost after tear-off?
Decking hidden under the old roof can only be fully assessed when exposed. Ask how needed repairs will be documented, priced and approved before installation continues.
Does GAF Master Elite certification mean every roof gets the same warranty?
No. Warranty eligibility and coverage depend on the shingles, qualifying accessories, installation, registration and selected warranty. Ask for the exact written warranty included with your proposed roof system.
